Box Gutters: The Built-In System on Older and Commercial Buildings
Most of what I write about is a gutter that hangs off the fascia, separate from the roof itself. A box gutter is a completely different system — and I've had enough people ask me about one they found on an older house to think this deserves its own explanation.
What Makes It Different
A box gutter — also called a built-in, internal, or historically a "Yankee" gutter — is a flat-bottomed trough built directly into the structure of the roof or cornice itself, sitting between a roof edge and a parapet wall, or integrated into the cornice detail. It isn't a separate piece attached to the house; it's part of the house. That's the real distinction from every other gutter type I've covered on this site.
Where You'll Actually Find One
Box gutters showed up in North America in the 18th century, originally on high-style Georgian and Federal buildings, and became closely associated with Colonial, Federal, Georgian, and Victorian Italianate architecture — the low-pitched roofs and wide eaves common to those styles made them practical. They're still specified today, but mostly in two situations: historic-home restoration, and commercial flat-roof buildings, where a standard hung gutter simply can't handle the water volume off a large flat roof. Why a Leak Here Is a Bigger Deal
This is the real reason box gutters have a reputation as a high-maintenance, higher-risk system. Because the trough is integrated into the building envelope, a leak doesn't just drip outside the wall the way it would with a hung gutter — it can send water directly into the cornice structure and sometimes the interior. On a lot of historic buildings, rafter tails or floor joists are set directly into pockets in the masonry wall right beneath the gutter, so a leak there can rot structural wood quietly, hidden from view, well before it's obvious from the outside. Warning signs worth watching for: peeling paint, soffit decay, dark staining, and cracking at the joints from years of thermal expansion and contraction.
What They're Lined With
Historically, lead. Copper became the standard successor lining and is still used today. Modern reline options include EPDM rubber membrane, modified bitumen, and built-up roofing felt — all legitimate, durable choices when installed as an actual sheet membrane. One real distinction worth knowing if you're ever quoted a repair: there's a meaningful difference between a proper sheet membrane reline and a liquid rubber coating brushed or rolled on. A respected building-science inspector has been direct that thin liquid coatings aren't engineered to handle the thermal expansion and contraction a metal gutter trough goes through, and shouldn't be treated as more than a temporary stopgap.
Why They Clog and Overflow More Easily

That's what makes the design architecturally possible, but it also means standing water and debris don't get shed the way they would off a properly pitched system. On commercial buildings, this gets compounded by scale: a box gutter often drains a large flat roof area through relatively few outlets, so a sizing error or a clog has a bigger consequence than it would on a continuous hung gutter with many drop points spread across the run.

Cost-guide figures vary widely by source and material: repair commonly runs $20 to $50 per linear foot, relining $10 to $40 per linear foot, and full replacement anywhere from roughly $12 to $80 per linear foot depending on material, with total project costs cited from $6,000 up to $27,000 on a full system. These are industry-typical ranges from contractor sources, not an independently audited cost database, so treat them as a starting reference. What to Actually Check
